What The Point Mooresville Club Costs Beyond Price

A buyer comparing two nearly identical Lake Norman listings this summer might see one in The Point priced at $1.9 million and one in a nearby waterfront community priced at $1.85 million and assume the gap is the whole story. It isn't. One of those homes comes with a title condition the other doesn't: a standing obligation to the golf club next door, an obligation that shows up nowhere on the listing sheet and can, if ignored, turn into a lien on the property.

That's the piece of The Point that a median price can't carry. Redfin's May 2026 data put the neighborhood's median sale price at roughly $2.15 million, and that number is useful for sizing up the market. But it prices the house. It doesn't price the ownership.

Membership isn't a perk here, it's a deed condition

Most Lake Norman golf communities let you opt into the club. The Point doesn't work that way. When Trump National Golf Club Charlotte was assembled from the former Point Lake and Golf Club (members voted to sell for $3 million in 2012), the transaction included a recorded amendment that ties club membership to the land itself. Every owner in The Point is automatically obligated to carry at least a Social Membership. The club can reject an applicant under limited circumstances, but rejection isn't the default. Acceptance is.

The part worth sitting with: unpaid Social Membership dues can become a continuing lien against the lot. That's not a metaphor for how seriously the club takes its dues. It's a literal encumbrance that travels with the property until it's resolved. A buyer who treats the club line item as optional, the way you might treat a gym membership, is misreading the document.

Three tiers, and the math doesn't stop at Social

The mandatory floor is Social Membership, which covers dining rooms, the general store, the bakery, and access to family and kids' programming. Above that sit Sports and Health and Fitness tiers, which add the pool, tennis, and the fitness center. At the top is Full Golf, which unlocks the 18-hole Greg Norman course that wraps two-thirds of its holes along or over the water.

The club's general manager was quoted in 2024 putting the cost of a golf membership at a one-time fee of $60,000 with monthly dues of $550. Run that dues figure out over a year and it lands at $6,600, on top of the HOA. That's before any capital assessments the club board might levy, and before green fees for guests.

Here's where the base HOA number gets slippery. A published annual HOA fee for The Point runs around $1,355 as of a spring 2026 listing. But a February 2026 review of actual MLS listings found combined annual POA assessments more often landing in the $2,000 to $3,000 range once section-specific fees, boat slip charges, and septic inspection costs get folded in. The advertised number and the number that actually shows up on a closing statement aren't the same number. A buyer who budgets off the first figure alone will be surprised by the second.

Stack the club tier on top of that and the real annual carrying cost above the mortgage can range from a few hundred dollars a month for a Social-only household to well over $700 a month for a golfing family, depending entirely on which membership tier they choose. None of that variance shows up in the sale price.

Waterfront doesn't automatically mean a boat slip

The Point markets itself on 18 miles of shoreline, and a lot of buyers assume "waterfront" and "dock" are the same purchase. They're not, and the community's own boating structure has three distinct layers:

  • Private docks attached to individual waterfront lots, where permitted
  • Deeded or assigned slips through the POA's pier association, which some interior or off-water homes carry
  • Slips reserved for club members and guests under the club's own recorded rights, separate from the POA's piers

That means an off-water home might come with a deeded slip a short walk away, or it might not, and a waterfront home's private dock rights depend on which section of the peninsula it sits in. The Point Owners Association maintains pier rules and regulations that spell out which category applies to a given lot, and it's worth requesting that document before assuming a listing's water access matches the photos.

The market has slowed down enough to actually do this homework

For most of the last several years, Lake Norman's luxury segment moved fast enough that due diligence like this got compressed into a weekend. That's changing. Ivester Jackson's Q1 2026 market report, as cited in a Hoodline report this July, showed Mooresville closings above $3 million more than tripling year over year, even as active listings across Lake Norman's luxury tier expanded to roughly 60 to 90 days of supply.

That combination, more sales at the top of the market alongside more time for each listing to sit, is unusual, and it works in a careful buyer's favor. A rising-inventory market gives you room to request the club's membership schedule, the POA's fee breakdown, and the pier rules before you write an offer, rather than after you've already waived every contingency to compete for a house.

How to actually price it out before you write an offer

The math here isn't complicated once you know which questions to ask.
